“What’s in it for me?”
Answer that question openly and honestly, and focus on how your book will make them feel once they read it.
If your book solves a specific problem, focus on how your reader will feel when this problem is solved in their life.
If your book teaches how to accomplish a specific goal, focus on how achieving that goal will feel.
Do this in a friendly, casual way and you will earn your reader’s trust and their purchase.
